“We designed 2 modern family houses located in Los Angeles, CA, as if we are a developer to sell them after completion of the project. Overall site area is around 6,000sf. Assuming this lot is allowed multi-family houses, we planned 2 identical houses to reduce the cost of design service also to ease the construction process.
This house is currently foreclosure under auction. We assume to purchase it slightly higher than bidding price which is $420k. So, we assume to add 430k for the land acquisition.
The area requires 36” setback for residential development. Hence, we designed building area by 1650sf which is around 27.5% of the land. Landscape area is over 15% more than what is required by local code. Hence, we planned each house gross floor area to be 2,200 sf and total gross floor area is 4400sf with 3 story, 3 bedrooms & 2.5 bathrooms.”
